First-Time Homebuyer Guide
Ten steps to make your move smooth!
1
Obtain your pre-approval letter
Unless you purchase with cash, start applying for financing immediately because you need a budget to shop for a home accurately. Plus if you have anything on your credit that needs to be updated, improved, or removed now is the time to make adjustments.
2
Hire a professional real estate salesperson
Next, it is time to hire me as your Realtor®️ so I can set up your customized home search portal to send listings to you that match your lifestyle and are within your budget.
3
Select a real estate settlement attorney
Before shopping for a property you should select an attorney that will be named on your future purchase agreement so when the time is right to make an offer you are ready to go!
4
Search and view homes
This is the fun part! You pick houses you would like to view and I will schedule showings so you can tour the homes in the areas you desire.
5
Submitting an offer to purchase
Once you fall in love with the home you want, a purchase agreement is written up to present to the seller. Make sure to begin with your best offer to win the house you love so you're not stuck with your second choice!
6
Doing your due diligence
Now that your offer is accepted and you are officially under contract it is time for the home inspection, appraisal, and negotiation of terms if applicable.
7
The final walk-through
A few days before settlement we will walk the property one last time to ensure any repairs that were requested are completed properly, and that the home is in broom clean condition.
8
Setting up the utilities in your name
Call the utility companies and schedule to turn on or begin utilities in your name on the day after settlement. The last thing you want to do is to move into your home without running water or electricity.
9
Attending settlement and collecting your keys
Today you will sign many documents to become an official homeowner. Allot a couple of hours to complete settlement paperwork so that you can review and ask questions. Then I get the honor of handing you the keys!
10
Moving into your house!
Congratulations you are now a homeowner and it is time to move in and make the house a home with your own personal touch.
